The listing photos were beautiful. What follows is a building with a permit history you cannot read, a survey in Greek, and contractors who will quote a price without an agreed scope.
Most owners buying from abroad lose money in the same three places. They commit before knowing what can legally be built on the plot. They agree a price before anyone has defined what is actually included. And they have nobody on the ground whose job is to represent their interests rather than the builder’s.
None of that is a design problem. It is a problem of distance, language and accountability.

We handle the contractors, the suppliers and the authorities in Greek. We report back to you in English, with photographs, so you can see what changed since last time without booking a flight. Payments follow completed stages of work, not the calendar.

Questions overseas owners ask
Can the renovation happen while I am abroad?
Yes. Most of our overseas clients visit occasionally, not continuously. We report in English with photographs so you can follow the work from anywhere.
Can you handle the permits for me?
Yes. We prepare and submit the technical file and deal with the authorities directly, as part of the project.
How do I know what is actually happening on site?
Regular photographic reporting, and payments released against completed stages rather than dates. If work has not progressed, the stage has not been reached.
What if the property has unpermitted or unregularised parts?
It is common, and it is one of the first things we look at. We will tell you what it means for your plans before you commit.
Do you work with owners who bought the property remotely?
Regularly. Several of our clients had not stood inside the building before they owned it.
